Report an Emergency Fault
If your situation qualifies as an emergency as stated above, please follow the instructions below.
If you can’t get through to any of the trades listed, leave your contact details and wait for them to call back. Don't forget to say that you are a tenant of The Flat Company or Saltouns to the trades person.
1. Gas Leak.
If you smell gas, call Gas Emergency Services immediately on 08000 111 999 (24 hrs). Open the windows and doors. Turn off the gas mains tap which is usually found on the meter. Leave the property and do not switch on or off any electrical appliances including light switches and sockets.
2. Electrical Fault
Check that the circuit breakers/fuses have not tripped on the fuse box.
Check that there hasn’t been a general power cut in your area - see if your neighbours have been affected. If they also have no power – call Scottish Power Energy Networks on free on 105 or 0800 092 9290 or 0330 1010 222 (24 hrs) for more information.
If the fuses are fine and there is no general power cut, contact any of the following trades. Let them know you are a tenant of The Flat Company or Saltouns

3. Heating & Hot Water
Check your boiler pilot light is on.
If you have a combi boiler, check that the pressure is set between 1 and 2. If you don't know how to top up the pressure, a step by step guide can be found on YouTube or the manufacturers website.
If you still can’t get your boiler to work, contact any of the following trades. Let them know you are a tenant of The Flat Company or Saltouns

5. Water Leaks
If you have water coming into your property from above, it is most likely to be from your roof or a property above you. Don’t forget that leaks often travel down multiple floors.
Roof Leak – capture as much water as you can using a bucket and contact a roofer from the list below.

Leak from property above – speak to the occupiers and ask them to switch off their water stop cock. They will need to contact a plumber. If they are not in, leave a note with your contact details and call the Environmental Health Department on 0131 529 3030 or 0131 200 2000.
Leak from within your property - If you have a leak within your property, turn off the water stopcock (if you know where it is) and contact any of the trades below. Let them know you are a tenant of The Flat Company or Saltouns

6. Glazing
If you have an emergency glazing issue please contact the glazer below. They are unlikely to be able to repair the glass out of normal office hours, but they will be able to secure the property with boarding and then return during office hours to complete the job.

7. Locked Out
If you have locked yourself out or lost your keys, contact any of the trades below. We won’t cover the cost (we will if the lock is faulty), but they are reliable and charge fair rates for call outs.

8. No Response from a Trades Person
If you can’t get through to any of the trades listed, leave your contact details and wait for them to call back.
